“Creating our own data center facilities management company was a logical next step for T5 Data Centers,” said Mike Casey, COO of T5 Data Centers. “Unlike other facilities managers, we don’t operate apartment buildings or office buildings or other property types – we only operate data centers. That’s our core competency and we want our customers to benefit from our extensive experience managing T5’s own enterprise grade wholesale data centers.”

The T5FM executive management team has more than 100 years of combined experience managing data centers of all kinds. By offering their expertise to other data center operators as a service, T5FM will be able to assist customers in making critical operational decisions and ensuring unparalleled data center uptime through best-in-class service.

T5FM has developed policies and procedures to mitigate our customer’s risk and eliminate operational stress. The cornerstones of T5FM’s service philosophy include:

Safety – T5FM has a custom electrical safety program that follows NFPA 70 guidelines, and all T5FM technicians are certified in OSHA, NFPA 70, and first aid/CPR/AED.

Training – T5FM has developed a customized facility management training program, complete with textbook, portfolio training classes, and online tests. The training program includes details about mechanical, electrical, and plumbing (MEP) and fire protection (FP) systems. Training is modified to suit each location.

Process and Procedures – Drawing from T5’s portfolio policies, T5FM has a baseline for all site-specific methods of procedures (MOPs), standard operating procedures (SOPs), and emergency operating procedures (EOPs). The overarching objective is superior quality control.

Customer Communications – The T5FM team believes in flexibility and transparency and develops streamlined communications strategies to suit each customer’s needs. T5FM also provides visibility into its computerized maintenance management systems (CMMS) so customers can track preventive maintenance, alarms, and trouble ticketing.

T5 Data Centers™ Continues Success with New Major Financial Services Tenants

T5’s Purpose-built Data Center Design Offers the Redundancy, Security, and Versatility to Continue to Attract Tenants with Business-critical Computing Needs.

Atlanta, GA, USA (April 23, 2014) — T5 Data Centers™ (http://www.t5datacenters.com), innovators in providing state-of-the-art, customizable and highly reliable computing support environments for any enterprise, today announced the signing of a new lease with a New York-based financial services company for space in T5’s purpose-built T5@Atlanta data center in Alpharetta, Georgia. T5 was chosen over other competing providers because of its robust and redundant data center design, and its reputation for excellence in data center operations, and maintaining critical systems uptime.

T5@Atlanta is a purpose-built, Tier III, server-ready data center with multiple data suite sizes and densities within its secure, bunkered facility. Each data hall suite is separated by slab-to-deck, fire-rated walls for autonomous operation, and security of regulated personal financial and/or health information. T5@Atlanta boasts over 100,000 square feet under one roof; nearly 55,000 of that with raised floor. It also features an installed critical IT power load of 6,000 kW, expandable to 9,000 kW. T5@Atlanta is LEED Silver certified, offers tenants significant tax incentives, operational control of their whitespace with guaranteed power and cooling availability within the robust utility, and fiber-rich Alpharetta Technology corridor.

“T5 continues to attract discerning customers such as financial services companies and healthcare firms that need to maintain sensitive data, and address security as part of their own compliance requirements,” said Tim Bright, Senior Vice President, of T5 Data Centers. “They come to T5 because of our reputation for reliable service, operational stability across our national portfolio, our willingness to customize our security, and power redundancy and resiliency. With backgrounds in Enterprise Data Center development, operations, and consulting, T5 approaches data center design differently by designing the kind of data center our clients would build themselves, even before we start customization.”

One of the unique features of T5@Atlanta is its power redundancy. T5@Atlanta is fed by five separate substations; two of them on Georgia Power’s “Hi-Reli” system for mission-critical users. The 25-kilovolt feeds from the substations are encased in concrete with an automatic transfer switch on site, delivering flawless reliability. Three additional substations can also feed the facility if necessary, although the primary and secondary circuits have had a historical reliability in excess of Tier IV requirements.

T5@Atlanta is one of seven sites across the United States within the T5 Data Centers portfolio, all designed with the same attention to reliability and service. Each data center is purpose-built to give customers total control of their own dedicated data hall. The T5 Critical Facility Operations Team provides support from design and construction through commissioning, and beyond. The objective is to give the customer absolute control over Total Cost of Occupancy.

T5 Data Centers™ Leases Third Stand-Alone Data Center Within T5@Dallas Wholesale Data Center Campus

Booming North Texas Data Center Demand Leads to Construction of Additional Capacity.

Dallas, TX, USA (April 8, 2014) — T5 Data Centers™, innovators in providing state-of-the-art, customizable and highly reliable computing support environments for any enterprise, today announced that three of the four independent data centers housed in its T5@Dallas facility have already been leased, indicating the high demand for reliable, robust data centers in the Dallas market. To meet data center demand, T5 has commenced interior build-out of the 70,000 square-foot Texas4 facility within the T5@Dallas wholesale data center campus. Demand also will drive further expansion with future phases.

What makes the T5@Dallas campus unique is its “data center-in-a-data center” design. The T5@Dallas facility currently houses four independent data centers named Texas1, Texas2, Texas3, and Texas4, with plans for additional expansion. There is no shared infrastructure between the four data centers, so T5 clients have complete control of their data environment, including redundant, dedicated primary utility feeds, and dedicated electrical and mechanical plants for each data center.

Texas4 is housed inside the T5@Dallas wholesale data center facility, a purpose-built, 315,000 square-foot building on a 20-acre site located in Legacy Business Park in Plano, Texas. Texas4 is the remaining data center, available soon with 40,000 square feet of raised floor space and 4.5 MW of critical power available, expandable to 6.0 MW. The entire T5@Dallas facility is LEED-Silver Certified and built to withstand winds up to 221 miles per hour. It has dual primary power feeds connected to two separate substations, and is concurrently maintainable (mechanically and electrically) and fault tolerant (electrically).

“Today’s high density data center users are searching for robust and secure environments within purpose built facilities. Our T5@Dallas data center is a “battleship” of a facility and given our Plano Legacy location, we believe we have the best data center facility in the best location for business in Texas”, said Martin Peck, General Manager of T5@Dallas.

T5@Dallas is one of seven T5 Data Center locations situated at strategic locations across the United States. Each data center is purpose-built and customers have total control of their dedicated data hall. The T5 Critical Facility Operations Team provides support from design and construction through commissioning, and beyond. The objective is to give the customer absolute control over Total Cost of Occupancy.

T5 Data Centers™ Launches T5@NY Data Center Facility in Westchester County to Serve Metro New York Market

Powered Shell Data Center Located 30 Miles North of Manhattan Ideal for Disaster Recovery and Mirrored Data Processing for Financial and Trading Firms.

Briarcliff Manor, NY, USA (January 8, 2014) — T5 Data Centers™, innovators in providing state-of-the-art, customizable and highly reliable computing support environments for any enterprise, today announced the launch of T5@NY in Westchester County, the company’s seventh U.S. data center location and the first T5 facility in the Northeast.

Developed in conjunction with Lincoln Rackhouse, the data center division for Lincoln Property Company, the new powered-shell, purpose-built data center is a completely renovated facility located 30 miles north of Manhattan. The 38,000-square-foot building is located on 9.4 acres and the site was chosen because of its proximity to New York City, making it ideal for disaster recovery or use as a “mirror” data center location for enterprise, financial services, trading, and technology firms. It has an existing 2 MW capacity expandable to 4.25 MW, with fiber telecommunication connections available from multiple providers.

“When we decided to open our T5@NY facility, we applied what we learned from Hurricane Sandy,” said Aaron Wangenheim, Chief Marketing Officer for T5 Data Centers. “We chose Briarcliff Manor because we believe it to be one of the safest data center locations in the New York metro, as evidenced by the fact that the area was largely unaffected by Sandy and never lost power. It’s also in the heart of a booming technology region. T5@NY is a great addition to our portfolio, expanding our presence into the Northeast and giving us access to new clients seeking data center resiliency and customization.”

T5@NY is located in the heart of the New York BioHud Valley, home of the largest biotechnology workforce in New York State. T5@NY can serve as an excellent laboratory or incubator space for regional medical and research institutions, such as Cornell, New York Medical College, Phelps Memorial Hospital, and Westchester Medical Center. Westchester County is also home to the headquarters of New York Life, Chrysler Financial, Liberty Mutual, PepsiCo, IBM, and other global companies.

T5 Data Centers is marketing to new tenants for T5@NY now. The facility is expected to be completely operational by the second quarter of this year.

T5 Data Centers’ T5@LA Data Center Facility Receives LEED(R) Silver Certification

USGCB Awards T5’s Los Angeles Data Center Green Building Certification.

Los Angeles, CA, USA (October 22, 2013) — T5 Data Centers, innovators in providing state-of-the-art, customizable and highly reliable computing support environments for any enterprise, today announced that the company’s T5@LA facility has been granted LEED® Silver certification by the U.S. Green Building Council (USGBC). This is the third T5 data center to be granted LEED certification and serves as another example of the company’s commitment to maintaining environmentally responsible data centers.

T5@LA was fully commissioned in August 2012 and is a tier III-plus MEP design (mechanical, engineering, plumbing) purpose-built data center located in El Segundo near Los Angeles International Airport. The building boasts 181,489 square feet under one roof and uses Munters evaporative cooling systems mounted on the roof for a lower PUE (power usage effectiveness). The data center also has its own dedicated onsite power station and is capable of delivering 15.9 MW of critical IT load.

To qualify for LEED Silver certification, T5@LA was built using sustainable materials and is equipped with the latest energy-saving heating, cooling, and lighting systems. The data center has a 40% greater energy efficiency than competing data centers in the region and has an optimal PUE. The building also is located adjacent to the Los Angeles Metro Rail and can be easily reached via mass transit. T5@LA has already started attracting tenants, including a major transportation service operator.

“The lower our carbon footprint, the better it is for our tenants as well as the environment,” said Robbie Sovie, LEED AP, Vice President, Development for T5 Data Centers. “T5 is committed to maintaining green data centers to save our customers operating expenses at the same time we are conserving natural resources. Our goal is to ultimately receive LEED certification for all of our data center facilities as proof of our environmental commitment as green corporate citizens.”

T5’s Data Center’s T5@Atlanta and T5@Dallas facilities are also LEED Silver certified, and T5 anticipates its T5@Kings Mountain, T5@Portland, and T5@Colorado Springs projects will be LEED certified in the near future.

LEED is the foremost program for the design, construction, and operation of green buildings. More than 44,000 projects are currently participating in the commercial and institutional LEED rating systems, which represents more than 8 billion square feet of construction space spanning the 50 United States and 120 countries.

T5 Data Centers Signs Lease with Financial Services Customer at T5@Kings Mountain Campus

Financial Institution Turning to T5 as Experts Who Can Deliver Customized, Resilient Data Center Infrastructure.

Kings Mountain, NC, USA (September 17, 2013) — T5 Data Centers today announced that a global financial services company is the newest tenant to sign a lease for data center space at the T5@Kings Mountain campus.

The customer has signed a 10-year turn-key lease for an undisclosed amount of critical load. The lease gives this customer occupancy of half of one of the campus’ powered building shells. The financial institution selected T5 Data Centers because of the company’s ability to completely customize the facility’s design to meet their specific requirements, resulting in a data center with a very robust and redundant infrastructure that ensures uninterrupted uptime. Leasing space at the T5@Kings Mountain campus will give the customer complete control over their data processing environment. They have dedicated and isolated computing space for absolute security.

“We are seeing more financial institutions from the Northeast coming to T5 for data center solutions that can be customized, offer greater reliability and better security at a reasonable price,” said Pete Marin, President and CEO of T5 Data Centers. “Our Kings Mountain facility is ideally located, since it is in the same time zone and close to the Northeast and has a solid fiber connection with multiple providers including long haul fiber connectivity from AT&T & Level 3. We anticipate other financial institutions to follow the customer’s example because of our low Risk location, High Quality Data Center Space and our Customized Solution.”

Other factors that make T5@Kings Mountain an attractive data center location are the low cost of occupancy and the low cost of power. Duke Energy has a dedicated 180 MW substation servicing the Kings Mountain data center campus delivering stable, low-cost power. The campus also uses underground concrete encased duct bank system for secure reliable power delivery. Additionally, state and local tax incentives offer up to 100 percent abatement on data center equipment and software.

The T5@Kings Mountain data center campus features turn-key, power shell and build-to-suit options within the 280-acre campus. The geographic location has a low occurrence of both natural and manmade disasters and the buildings are structurally enhanced to withstand winds up to 185 mph. The core and shell is LEED certified.

T5 Data Centers Projects T5@Dallas Customers Can Save Millions from New Texas Tax Incentive Bill

Realize Substantial Savings from New HB 1223 Tax Legislation T5 Data Centers One of the Few Data Center Operators Prepared Today to Help Companies.

Dallas, TX, USA (June 25, 2013) — T5 Data Centers, innovators in providing state-of-the-art, customizable and highly reliable computing support environments for any enterprise, is advising clients to take full advantage of the new tax incentives offered in HB 1223, the new Texas sales tax exemption for data centers that goes into effect September 1. T5 sources estimate that companies leasing space in the new purpose-built T5@Dallas facility can realize savings from $30 million to $100 million depending on the number of critical megawatts (MW) needed and the length of the lease.

HB 1223 is a stimulus bill that exempts qualified companies from state sales taxes for the development, occupancy and operation of certain data centers. Based on internal estimates, T5 customers operating a data center at 6 critical MWs could potentially realize savings of $30 million over 10 years in tax on servers, software and energy. A company with 12 critical MWs could save as much as $101 million over 15 years in taxes on servers, software, and energy costs. Exemptions include the cost of gas and electricity costs, electrical systems, cooling systems, backup systems, servers, data storage, networking equipment, rack space, fixtures, and more. T5 Data Centers’ T5@Dallas campus has space available for lease in its 22.5 MW facility, and plans to expand with an additional 12.0 MW facility to be built in the near future. T5 customers investing a minimum of $200 million will qualify for a 10-year tax exemption; customers investing $250 million will qualify for a 15-year tax exemption.

“Today’s data center users are not only searching for robust and secure environments, but first class locations as well. These new tax incentives make Plano’s Legacy Business Park an even better location for an organization looking to install a mission-critical data facility. T5@Dallas, more than ever, is the best data center in the best location for business in Texas,” said Martin Peck, General Manager of T5@Dallas.

The new tax legislation includes a requirement for qualifying data center customers to create at least 20 new full-time jobs. Certified data centers must be specifically built to house servers, data processing, and data storage equipment. In addition, the data center tenant must occupy at least 100,000 square feet and the center must be used primarily for telecommunications services.

“With passage of this new legislation, Texas becomes the 25th state to offer tax incentives for new data center installations,” said Peter S. Marin, President and CEO of T5 Data Centers. “This is a proven means to stimulate technology growth, and as T5 continues to add new data centers around the country, we look at the local economic climate, including taxes, as well as geographic conditions, the cost of energy, and other criteria to make sure our customers have the most cost-effective, sustainable data center facilities available.”

T5 Data Centers Raises $113 Million to Expand T5@Dallas Data Center Complex

Additional Influx of Capital Expands T5 Data Centers’ Competitive Capacity to Deliver Enterprise and Cloud-based Data Center Services in Growing Texas Market.

Dallas, TX, USA (May 14, 2013) — T5 Data Centers, innovators in providing state-of-the-art, customizable and highly reliable computing support environments for any enterprise, today announced the company has completed a loan for $113 million to expand its T5@Dallas Data Center Facility. With this additional loan, T5 Data Centers has raised a combined $500 million over the past three years.

The loan will be used to expand T5’s data center in Plano, Texas, which will ultimately deliver 22.5 megawatts of critical IT load power and house 247,000 square feet under roof. The new funding round is being led by JP Morgan Chase Bank, NA, and includes investments from Wells Fargo Bank, RBS Citizens Financial Group, and Raymond James.

“There is unprecedented demand for new data center capacity as more companies invest in private cloud and expanded enterprise infrastructures,” said Peter S. Marin, President and CEO of T5 Data Centers. “According to Cisco’s Visual Networking Index, a zettabyte of data will cross the Internet in 2016 – that’s 1,024 exabytes or 1.1 trillion gigabytes of data. Companies are looking to capitalize on cloud computing resources to house their data, which is driving demand for high-capacity, custom-built data centers like T5@Dallas. This is the perfect time to invest in data center expansion.”

In recent weeks, Facebook is investing $300 million for a data center in Altoona, Iowa; and experts estimate Google is spending $1 billion per quarter on data center construction and operations. However, there are few vendors investing in new turnkey and purpose-built data centers to lease capacity to companies that can’t afford to build their own infrastructure. T5 Data Centers is one of the few providers actively developing data center environments for lease to mid-size and large enterprise users at competitive rates.

“Market demand and the boom in cloud-based business is driving demand for server-ready facilities, and T5 plans to be at the forefront with affordable, high-performance customizable and turnkey data centers,” Marin added. “We are committed to delivering operational excellence and unsurpassed customer service so our customers can rely on a single source for their enterprise and cloud computing needs. The market is ready for a vendor that can supply extensible enterprise and cloud computing resources as needed.”
