Brazil still a Good Bet for Real estate investors, agrees AAA

Although the Brazilian real estate market is slowing slightly, it is still a great place to invest in property, claims one expert, who has attracted the support of alternative investment advocacy group, AAA.

Boston, MA, October 17, 2012 – Although the Brazilian real estate market is slowing slightly, it is still a great place to invest in property, claims one expert, who has attracted the support of alternative investment advocacy group, Alternative Asset Analysis (AAA).

The expert, Dr David Lynn, is the founder of Lynn Capital Management and Dr Lynn spoke to National Real Estate Investor on the subject. He was keen to reassure investors that are interested in putting their money into property, that they could do worse than Brazil. He explained that the country has much lower levels of debt than much of Europe, where many investors are from.

“European investors are not putting their cash in domestic property,” claimed AAA’s analysis partner, Anthony Johnson. He added ”Markets are so depressed in Europe, as people are still so uncertain about the region’s economic stability in the future.”

Dr Lynn told National Real Estate Investor: “Ultimately, real estate comes down to the economic strength of a country and, despite the global economic slowdown, Brazil’s economy is broad and balanced and not overly dependent on export.”

Some investors are also likely to be worried that the Brazilian housing sector might crash like the US housing sector did several years back. However, speaking to Bloomberg, GTIS Partner’s Tom Shapiro insisted that he did not expect the same thing to happen in Brazil. Instead, he said that Brazil is investing heavily in factors that could drive further economic growth, like infrastructure, tourism and housing – all driven by its increasingly wealthy, young population.

AAA supports real estate investment in Brazil, together with other types of alternative investing in the region, such as forestry investment. It supports sustainable forestry projects such as the teak and eucalyptus plantations managed by firms like Greenwood Management. The plantation project is hoping to benefit from the housing boom in Brazil through the growth of timber used in new sustainable homes.

Dubai back on Real Estate Investors Wish-List, says AAA

Just a few years after a price crash among properties in the United Arab Emirates (UAE), investors are starting to return to the country, according to AAA.

Boston, MA, USA, April 26, 2012 — Just a few years after a price crash among properties in the United Arab Emirates (UAE), investors are starting to return to the country, according to Alternative Asset Analysis (AAA).

The National Bank of Abu Dhabi is hoping to attract wealthy investors who may be looking for an alternative investment asset class to invest in. It wants to buy up UAE real estate with the funds raised through the commercial property fund. The fund is expected to effectively establish whether there is an appetite for these kinds of investments in the Middle East.

Although Dubai property values made a very high profile nose-dive a few years ago, investors are once again heading back to the UAE, with the hope of investing in a bargain and seeing values rise once more. The region is increasingly seen as a secure region surrounded in unrest and many Middle Eastern investors are thinking of moving their investments to Dubai as a result.

Real estate in general is growing in popularity among alternative investors, claims AAA, which advocates alternative investments of all kinds. AAA’s analysis partner, Anthony Johnson, said, “The equity markets are highly volatile at the moment, and investors risk losing money overnight if they fall suddenly.”

He added, “This is leading to an increased interest in real estate and other alternative asset classes, such as forestry, social impact investing and precious metals.”

AAA claims that many of these asset classes are less correlated with equity markets, meaning they are less likely to drop in value when the economy takes further slides. They are also good diversifiers against risk.

AAA supports environmentally responsible projects and investments into sustainable forestry plantations and renewable energy projects. Firms like Greenwood Management, which runs plantations in Brazil, offer foreigners the chance to invest in timberland with a modest initial investment.

He gave lots of tips, including important points for real estate investors who are looking to rent their property. He said to watch your repair budget, because it is easy for any investor, especially a beginning investor, to underestimate the amount or repairs costs. Scruggs said, “If you do not have enough money to complete your repairs, you will not pass inspection, and you are not very likely to get a good quality tenant.” He continued, “You might get a few people who try to get you to agree to have them pay a lower amount of rent in exchange for them finishing the repairs for you, but those of you in here who have done that know that doesn’t usually work.” People who are desperate to find a place to live often will tell you anything to get you to let them inside your property. When you have more repairs than cash, you lose control of your property.

This cuts down the time that your property is ready to rent versus actually being rented.” He realized that some investors would be concerned about an unfinished property not being ready for people who need a place to live now, and he acknowledged, “Even though you won’t be able to rent your property right away when you start showing it when you’re still repairing it, that’s not always a bad thing. Often, the people who make plans ahead of time are your best tenants, anyway.”

This leads to another one of his suggestions, “You need to screen your tenants, but it’s really important that you have criteria that you can document and use consistently.” He added, “Some beginning investors panic and accept the first person who agrees to pay them rent, but you don’t want to put just anyone into your property. The wrong tenant can cost you money.”

Scruggs added that you need to be fair. If you don’t have definite criteria to select a tenant, you can get in a lot of trouble with Fair Housing or be slapped with a discrimination lawsuit. He noted, “You can use your own criteria, but we require that the tenant’s monthly income is 2.5 times greater than the rent. Check their credit; people’s past history is the best prediction of future actions.” They also do a criminal background check.
